Land Transfer Tax on New Condos in Mississauga

Mississauga buyers pay Ontario's provincial land transfer tax on a new condo purchase — but no municipal land transfer tax. Here is how it works and what first-time buyers can claim back.

<p>When you buy property in Ontario, you pay a provincial land transfer tax. In most of Ontario — including Mississauga — that is the only LTT. The City of Toronto is the exception: Toronto adds its own municipal land transfer tax on top of the provincial one, which effectively doubles the bill for Toronto buyers. Mississauga has no municipal LTT, so buyers here pay only the provincial rate.</p>

<h2>How Ontario LTT Is Calculated</h2>

<p>Ontario LTT is calculated on a sliding scale on the purchase price. Rates as of 2026:</p>

<p>For a $700,000 purchase, the Ontario LTT is approximately $11,475. Use the Ontario government's LTT calculator for your exact number: ontario.ca/land-transfer-tax.</p>

<h2>First-Time Buyer Rebate</h2>

<p>First-time homebuyers in Ontario qualify for a rebate of up to $4,000 on the provincial LTT. This effectively eliminates LTT on purchases up to approximately $368,000, and reduces it proportionally on higher-priced purchases. To qualify, neither you nor your spouse can have ever owned a home anywhere in the world.</p>

<p>LTT is paid on the final closing of the property, not at signing or during the pre-construction period. For new condos, final closing follows the interim occupancy period. Your lawyer will handle the payment and the first-time buyer rebate claim if applicable.</p>
